Some Things to Consider When Buying a Historic Home

Considering buying a Historic Home? While the significance of a historic home can be in the location and the atmosphere it provides, the real worth is in the strength and stability of the property. When you make a decision to buy “this old house” be aware of the cost of renovating and restoring it. Get a detailed inspection from an Inspector experienced with historic homes. You may have to pay more than the average inspection cost, but the investment could very well save you thousands in the long run. A major cost of the project can be in the electrical wiring and foundation repair, so make certain they are in good shape. Get a detailed written report on the estimated cost of renovation, not just a one-page checklist. You can use this report to negotiate the price of the home.

If location of the house is classified in the National Register of Historic Properties, the kinds of renovations that can be done are usually limited on the exterior of the property. So save yourself lots of time, money and frustration by obtaining the preservation guidelines before you start the project.
Check with the area’s Historical Commission for guidelines and recommendations.

Speaking of historic homes… check out these in Houston’s Heights!

The Heights in Houston

The Houston Heights…a small town in the big city. As reported in National Geographic on Foot, “The Heights sits just four miles northwest of downtown Houston. But stroll the area’s broad, tree-canopied esplanades and side streets dotted with homes dating from the early 1900s and you may think you’ve landed in a small town. Residents wave cheerful greetings as they walk dogs, tend to gardens exploding with palms, crape myrtle trees and trumpet vines, and tote farmers market finds…” The Houston Heights Association, a nonprofit organization formed in 1973, maintains, improves and beatifies public and private spaces, and promotes and fosters friendship, goodwill, and community spirit.

Here are a few of the homes for sale in the heights.

Welcome to the Historic Heights in Houston, Texas

The Heights District was established in 1893 by millionaire Oscar Martin Carter that developed the 1700 acre tract as a “getaway from the city bustle”. These days, this historic district offers a priceless central location, stunning architecture ranging from Victorian to Craftsman to modern, proximity to trendy shopping, elegant theater, gourmet eateries, interesting museums and more. The neighborhood is constantly changing with new developments substituting old, while still preserving that unique Heights feel. Real estate selection is wide: From cute bungalows, to trendy condos and townhomes, to massive homes and everything in between.

Real estate values in the community range from $150k to $1.5 million.
