  • Property Search – Around the clock you will have access to search the entire Houston Database for properties for sale in the Houston area at  I will set you up on a client gateway that sends properties that meet your search criteria directly to your inbox as they become available in the Houston Database.
  • Home Showings – We will complete a thorough market research to identify all properties and show you those properties that are consistent with your needs and price range.  I can show you any home on the market!
  • Concierge Services – I will provide you with Concierge Services that can help you get all of your utilities and services connected in a timely manner.
  • Personal and Timely Response – I will return your phone calls and emails in a timely manner, and to the best of my ability, and work according to our schedule for showings and property research.


  • Financing Pre-Approval – I will recommend Mortgage Professionals that you can trust for all of your lending needs or you can use any Mortgage Provider you know.  The lenders I use can arrange for a pre-qualifying and pre-approval meeting to determine your affordability range and improve your negotiating position at the point of offer.
  • Estimate of Closing Costs and Funds Required – I will provide a preliminary estimate of closing costs and down payment requirement anticipated in the transaction.
  • Good Faith Estimate – My Mortgage connections will expediate getting you a good-faith estimate.

Contract Guidance

  • Property Disclosure – I will review with you all inspection reports and other documents pretaining to the condition of the property and disclose all physical defects of the property that are known to us.
  • Home Inspections – I recommend that you obtain professional home and termite inspections and I can provide you with the names of reputable inspectors.
  • Home Warranty – I will explain the option of buying a home protection plan to reduce your risk of repair after purchasing a property.

Transaction Assistance

  • Negotiation Strategy – I will prepare a negotiation strategy for the property you have selected, including a written Competitive Market Analysis and advice on the initial price and terms of the offer.
  • Offer Presentation – I will prepare a written offer to purchase on the property of your choice reflecting your price and terms and negotiate the contract to protect your best interests.
  • Walk Through – I will accompany you on a walk-through property inspection before closing, if provided for in the contract and assist with any details that need remediation.
  • Closing the Sale – I will monitor and communicate the status and satisfaction of contract datelines and contingencies.  I will also attend the final closing to insure your interests are protected.
  • After the Sale – I will contact you after closing to ensure the satisfactory completion of all service details.
  • Survey – I offer you the opportunity to evaluate the service provided through the Houston Association of Realtors emailed Survey.  I appreciate the feedback you provide.
