Congratulations on your decision to purchase a home! Whether it’s your first home or your dream home, there is a process to buying a home and as your agent I will ensure it goes smoothly for you and your family.
The first step in the journey is to determine how much you can afford to spend. My website offers many different calculators to help you determine what you can afford. A pre-approval for a Mortgage will solidify your findings. Whether you use a Coldwell Banker Mortgage Representative or another mortgage company, you will have a variety of loan options to choose from. Your Loan Officer will help determine which type of loan is best suited for your needs (fixed rate, adjustable rate, etc). Documents you will need to have available are two most recent pay stubs, W-2’s for the last two years, Federal Tax Returns for the last two years, last two months’ bank statements, and debt information (credit cards, car notes, child support, etc.) If your credit report is good, then you have an excellent chance of obtaining a mortgage. If not, then you must take the appropriate steps to improve your credit rating. Those steps might be to pay your bills in full and on time, only use two to four credit cards and do not overspend your budget, and/or keep the same job for a few years.
Narrow your home search to one or two areas of focus. By using the Multiple Listing Service Database I can use your home search criteria to locate housing options that meet your needs. We can view several homes to find that special home that is right for you and your family.
After you decide on a home, I will create a custom CMA to help you evaluate the home’s value so that you can make an appropriate offer. The seller’s disclosure will also be available for you to examine. I will help you write the offer and then negotiate it for you. After the contract is accepted and signed, you can obtain your mortgage.
The next phase in the Home Buying process includes many steps that include Opening Title, Home Inspections, Appraisal, Survey, Title Insurance Commitment Issued, and Loan Approval. Necessary repairs will need to be negotiated and completed. Then the Option Period will be waived. You will also need to secure Homeowners Insurance.
A walk thru will be done before closing and you will receive a Good Faith Estimate so you know how much money you will need to bring to closing. The closing can be at either the Title Company or our office depending on the title company that is used. The seller traditionally chooses the title company. Your closing costs include the processing and administration of your loan, loan fee, prepaid interest charges to cover the partial month in which you close, and you may be required to deposit money into an escrow account for Property Taxes, Hazard insurance, and Mortgage Insurance. At closing the title to the property is transferred through signed documents and funds are distributed. Appropriate documents will be recorded at the county recorder’s office and you will receive the keys to your new home.
