In Spring, Texas the housing market seems to be picking up as we move into fall. We have improving employment conditions as ExxonMobil makes it’s way to our area. Homes in the area have always been affordable compared to the rest of the country, but now they are even more affordable due to extremely low interest rates that won’t last forever. It’s a great time for first time home owners to jump into the market. If you are a renter, it could be the best time to buy. The Houston MLS showed strong economic trends in the last quarter of 2011. While mortgage lending is still somewhat of a challenge, throughout the real estate industry we are hoping that banks and lenders will relax regulations to allow for a more rapid recovery. According to the MLS, the inventory of homes on the market actually dropped in the last quarter of 2011, leaving buyers with less to choose from. As housing inventory continues to decline, we will see that it will slowly move from a buyer’s market to a more stable, seller’s market. This is the path to a strong recovery. With the elections ahead of us, no one can foresee what will happen in the real estate market, but this Spring is really looking good so far.

Short Sales Can Be Money Makers

One of my clients emailed me the link below. He and I were talking the other day and he could not believe that we have had clients at RREA that have been over a year behind on their mortgages and still not foreclosed on. It would have been unbelievable years ago, but in today’s market, it’s become the norm. One of my agents closed on a short sale and the owners of the home walked away with $8K dollars after closing. WOW! The agent’s commission was less than $1,000 on the house. The house was sold for less than $50K. So the owner that got foreclosed on walked away with almost one third of what the house sold for as a short sale. This is free government money being given away to people who do not pay their mortgages. What is wrong with this picture??

I worked on a short sale last year where the homeowner had a first and second mortgage. After we found a buyer for the home, the second lien holder refused to take a settlement. So although the first lienholder agreed to the deal, the buyer could not purchase the home because the second lienholder refused to take a settlement. I have found that trying to do short sales on homes that have a first and second lienholder are much more difficult that short sales with just a first lien. Unfortunately, the home foreclosed and the buyers lost the opportunity to purchase the home. Short sales are tricky, so you need an experienced agent that can work the system to negotiate on your behalf with the mortgage company. After you read this article, please leave thought below. If you or someone you know could potentially lose their home to foreclosure, please have them call me early enough so that we have time to sell the home before it forecloses.

Texas Cranking Out Jobs

COLLEGE STATION (Real Estate Center) – Texas was responsible for 19.4 percent of the total jobs created nationwide from September 2010 to September 2011, according
to the Real Estate Center’s latest Monthly Review of the Texas Economy.

Texas gained 248,700 nonfarm jobs during the period, an annual growth rate of 2.4 percent compared with 1.1 percent for the United States.

The state’s private sector added 281,400 jobs, an annual growth rate of 3.3 percent compared with 1.7 percent for the nation’s private sector.

Texas’ seasonally adjusted unemployment rate increased to 8.5 percent in September 2011 from 8.2 in September 2010. The nation’s rate decreased from 9.6 to 9.1
percent.

All industries except the information industry and the state’s government sector had more jobs in September 2011 than in September 2010. The state’s mining and
logging industry ranked first in job creation, followed by construction and the professional and business services industry.

All Texas metro areas except Abilene, Wichita Falls and Killeen-Temple-Fort Hood had more jobs in September 2011 than in September 2010. Victoria ranked first in job creation,
followed by Corpus Christi, Laredo, Odessa and College Station-Bryan.

The state’s actual unemployment rate in September 2011 was 8.4 percent. Midland had the lowest rate followed by Amarillo, Odessa, College Station-Bryan and Lubbock.

What’s Important 5 Days Before Your Closing?

Sometime within the last 5 days before your home closes your lender will get an update on you. This is sometimes referred to as the “5 day docs” condition. The lender wants to check your employment to make sure it has not changed. They also re-pull your credit. This lets the lender know if you have any new credit inquiries or anything negative added to your credit. Lastly, the lender will re-pull from Lexis Nexis. This report gives them information from several resources like credit bureaus, DMV, and county records. They are making sure there are no new addresses that appear associated with your name. Your home purchase may have been approved by your lender, but if anything shows up on these updates then the lender might add a condition for your purchase to close. It’s important that you do not have any surprises pop up before closing.

DALLAS (MPL Public Relations) – This year’s State Fair of Texas, which opens today in Dallas, has at least one exhibit that may be of interest to anyone
involved with building or selling homes.

The fair’s “Home of Tomorrow” exhibit will showcase the latest technology in home automation, energy-efficient construction,
appliances, design and imaginative outdoor environments.

Highlights include the Net-Zero Energy Home, which demonstrates how a home can produce its own electricity, and even sell excess electricity created
within the home.

And for those who like cozy spaces, the Micro-Home shows how a bedroom, family room, kitchen and bathroom can all fit within a
space the size of a walk-in closet.

The exhibit is open through Oct. 23. The site is on the main gate plaza, between The Women’s Museum and the Daughters of the American
Revolution House.

Houston Office Market: Among Nation’s Strongest

HOUSTON (Marcus & Millichap) – One of the “healthiest employment markets in the country” will keep Houston office properties among the
nation’s strongest performers this year, reports Marcus & Millichap in its third-quarter 2011 office market update.

Among the firm’s projections for Houston for the remainder of 2011:

The city will add 98,000 jobs this year, an increase of 3.9
percent, the nation’s largest. Last year, the metro gained 45,900
positions, climbing 1.8 percent. Office users will create 17,900 spots,
rising 3.4 percent.
In 2011, builders will complete major projects that broke ground before
the recession. Developers are expected to bring 1.3 million sf of new
office space to the metro, up from 1.1 million sf last year. Over the
past five years, annual completions averaged 2.6 million sf.
Thanks to employment gains and below-trend construction, vacancy will fall
to 14.1 percent this year, dipping 100 basis points. In 2010, vacancy
ticked up 20 basis points.
Asking rents will gain 3.2 percent to $24.55 per sf at year end, while effective
rents climb 4.6 percent to $20.80 per sf. In 2010, asking rents were down
1.1 percent while effective rents fell 1.7 percent.
