The Price Tag when Selling your Home

When the time comes for you to sell your home you will want to make money on it.  Every seller wants to make money and every buyer wants a good deal.  That is why the art form of negotiation is so important. 

How will you know what price tag to put on your house?  Most sellers think about what the house is worth to them, not the buyer.  When you think that way you are looking at what you put in as a down payment, how long you have been making payments, all the upgrades you added, and how much you need to make on this house to be able to buy the next house.  The buyer looks at things differently.  The buyer is looking at the location, what they will have to do to make the house a home for them, when appliances will need to be upgraded, and how much it will cost to recarpet.  You get the idea…buyers and sellers are motivated differently.  So negotiations are very important.

Mortgage rates spiked this past Wednesday.  If you have been on the fence about buying, I highly suggest you lock in your rate.  We might see rates continue to climb.

Housing Values Rise

DALLAS (Dallas Morning News) – Only four U.S. housing markets experienced an increase in value during January, and three of those were in Texas, according to a survey released Monday.

First American CoreLogic reports that Austin–Round Rock saw a 3.9 percent increase in housing market value.

Houston–Sugar Land–Baytown reported a 3.6 percent increase and Dallas-Plano-Irving home values jumped 1.5 percent.

Throughout Texas, home prices were up by just under 2 percent.

By comparison, home prices nationwide fell 11.6 percent in January compared to a year ago.

Real Estate Glossary Online

I have finally completed my Glossary of Real Estate Terms and it is online.  You can get to it from the front page of my web site.  I know I promised it a long time ago, but it was a lot more work than I thought it would be.  After pulling together all of the terms I felt would be most useful, I have posted them online as a reference for my clients.  I hope this will help you when you have questions about your real estate transactions in the future and any paper work you might have to complete.  As always, if you have questions about real estate feel free to email them to me.

New Certification and Designations

I am working hard to take my business to a new level.  With that said, it has been far too long since I posted to my blog.  I have been busy attaining my ABR (Accredited Buyer’s Rep.) Designation.  Then I got my certificate so I am a New Home Sales Representative.  Next Monday I will begin my ePRO Designation.  I feel the best way I can represent my clients needs will be through more education.  Just when I think I know it all…I learn something new.  Plus, things are changing.  If you don’t believe me, just look around.  Watch the National News.  Things have to change and I want to change with it.  I am prepared to meet the needs of my buyers and sellers in the future.  Many people in Real Estate are getting out because times are tough, but I am here to stay.  It’s a buyer’s market, but it won’t be forever.  Houston is still the most stable place in the country to buy a home, sell a home, and maintain employment.  I am a full service full time Realtor and I want to help you with all of your Real Estate needs.

Forclosures Up/Time to Invest
