Buy Your Next Home in Spring Trails

Spring Trails is a beautiful community in Spring, Texas and Montgomery County. The community offers both gated and non-gated sections and resale homes and new construction homes. Right now, there are 68 active listings in the Spring Trails community. Fifteen homes are currently pending under contract with the likelihood that they will sell in the next month or two.

This subdivision falls under the Conroe School District and since June of 2010, 56 homes have sold in this community. The average sales price was $212,234, which is on average $83 a square foot. These homes were built around 2008 and have three to four bedrooms and two or three bathrooms. The average square footage for this neighborhood is 2,558. The homes are selling in about two to two and a half months, which is better than the overall selling time in Houston and the surrounding areas. According to the Houston Association of Realtors homes right now in and around Houston are selling on average in seven months. Across the country we are seeing an average of eleven months to sell a home.

Timber Lane, Spring TX 77373

Timber Lane is an established community with over 2000 families located just north of Houston, Texas in the Spring area. Timber Lane is situated just on the east side of I-45, bordered in between Cypresswood on the north, Hardy Toll Road on the west, and Aldine Westfield on the east. Timber Lane’s Park contains a one-half mile concrete walking/jogging path, an athletic field with baseball backstop that is suitable either for baseball or soccer, a children’s playground with swings, a slide and play structures, a picnic area with picnic tables and barbeque grills and men and women restrooms. Children of Timber Lane residents attend Hirsch Elementary, Bailey Middle School, and Spring High School. Hirsch has a Recognized accountability rating while Bailey and Spring both rate Academically Acceptable.

Timber Lane proudly displays full-sized flags at all parks by the girl scouts on flag holidays approved by the TLUD board of directors. Residents of Timber Lane actively participates in several neighborhood events throughout the year such as a Community Work Day, National Trails Day, Labor Day Parade, and an annual Halloween Haunted House, only to list a few. The next project for the Timber Lane Utility District is to build concrete multi-use paths and a bridge across Cypress Creek to connect the Timber Lane recreation area with the western grounds of the Mercer Arboretum.

Beautiful Cypresswood Lake – Spring TX 77373

Cypresswood Lake is a beautiful gated community located off of Cypresswood Drive and I45 in Spring, Texas. Two of the builders in this community are Pulty and Brighton. The community offers lakes, walking trails, a clubhouse, volleyball, pool, and parks. It has easy access to the Hardy Toll Road and is located in the Spring School District. In Harris County, this community hasa had 13 homes sell since May 1, 2010. I have sold a couple of them myself. They have averaged 2,545 square feet selling at around $144K. The average time on market for these sales was three months and they were built around 2003. This community has great resale value and homes sell quickly here. Since May, the homes that sold were three bedroom, two baths homes on average selling at $56 a square foot.
