Congratulations Avis Wukasch!

TEXAS REALTOR AMONG 2012 NAR OFFICERS

WASHINGTON, D.C. (National ssociation of Realtors) – Texas Real Estate Commission Chair and Real Estate Center Advisory Committee ex-officio member Avis Wukasch has been named
a National Association of Realtors (NAR) 2012 regional vice president.

Wukash, a Williamson County Realtor, will represent NAR’s Region X, which includes Texas and Louisiana.

The association installed its 2012 officers yesterday at the 2011 Realtors Conference and Expo in Anaheim, California.

Miami Realtor Maurice “Moe” Veissi will serve as NAR president, while Gary Thomas of Orange County will be president-elect. First vice president will be Steve Brown, a Realtor from Dayton, Ohio.

Is Now a Good Time to Sell Your House?

Why Hasn’t My House SOLD?

Here are a few reasons and remedies…

1. House is overpriced…you need a new market analysis to see how much to lower the price
2. Price reductions too little, too late…you need a new market analysis & significantly lower the price below the next price break or two
3. New competition since property listed…you need a new market analysis and lower the price and offer incentives
4. Builder competition…new market analysis, offer upgrades competitive with the builder
5. Difficult to show, not readily accessible…use lockbox and readjust showing hours if necessary
6. Glutted or slow market…adjust pricing and offer incentives
7. Property has become shopworn…add new photos, offer incentive, inform area Realtors
8. Many showings, but no offers…reduce price
9. Offers forthcoming but not consummated…re-examine counter offers and adjust to offers
10. Condition (maintenance problems)…freshen up and review ways to improve
11. Condition (major problems)…rehab as necessary with new carpet, paint, etc.
12. Cosmetic allowances have not enticed offer…rehab as necessary and remove allowance
13. Location not desirable…compensate with price adjustment
14. Property showcased poorly…hire staging professional or ask Realtor for suggestions
15. Property not being shown…make property more accessible with lockbox
16. Pets (odors, soil, intimidation)…deodorize carpet, cage pets when not home, kennel pets or put with a friend or relative until home sells
17. Neighbors or neighborhood undesirable…counsel with neighbors regarding interference and condition of their properties
18. External influence (new highways, etc.)…adjust price, gather accurate data, and prepare fact sheets for people interested in the home

20 Reasons to Hire a Texas REALTOR

1. Homes are bought by comparison. I have a large inventory at my disposal through MLS while you have an inventory of one.
2. I am very familiar with competitive houses so I can help you position your home well.
3. It is hard negotiating for yourself. I have ltos of experience in writien contracts and can negotiate agressicely on your behalf.
4. Buyers are not always forthright about their financial situation. I insist on pre-qualifying before I even bring you an offer.
5. My lender contacts and mortgage experience help buyers get the financing they need.
6. Most buyers don’t want to tell the seller why they don’t make an offer. I can probe the buyer or his agent for that information.
7. Any follow up you do with a buyer can be seen as desperation I follow up as part of my job so that you are not perceived in a compromising light.
8. I can showcase your improvements better so that you don’t apprea like you are “selling.”
9. Most sellers who spend their time as a For Sale By Owner end up by listing in the end. A recent NAR survey found that only 11% of sellers nationally ended up selling by owner. Why spend your time and money if in the end you will hire a Realtor?
