AUSTIN (Austin Business Journal) – The construction industry appears to be on the rebound, according to Associated General Contractors of America (AGC).
Construction employment grew in two-thirds of U.S. states in January, according to the Arlington, Va.-based group. Texas posted the biggest job growth between January 2012 and 2013, adding 28,500 jobs. That is a 5 percent increase over the 571,600 jobs reported last year.
AGC chief economist Ken Simonson stated the rise in employment is finally reflecting the increase in construction activity.
“Construction spending has been rising for two full years, but contractors have been cautious about adding workers until they knew the upturn would last,” Simonson said.
On the Houston Real Estate Radio show last weekend James and I discussed the new style of homes builders are bringing to our area. They are the Next Gen (for next generation) homes. Currently Village Builders has a Next Gen Model in the master planned community of Woodforest. These homes offer a separate suite for live in nannies and grandparents who want to move in. However, many builders have discovered that more often than not, it’s the children who are moving back home. Many college graduates are finding it difficult to find a job so they move back in with their parents. This next gen house is meant to be a solution for multigenerational households, nomatter the reason. Whether it’s the agent parents, boomerang college students, or a live in nanny, these houses offer a small separate living area, bedroom and bath, kitchen, washer and dryer. These homes have an interior door leading to the rest of the house and an exterior door that leads outside. The federal government is updating the Home Affordable Foreclosure Alternatives (HAFA) program guidelines in February.
One change in particular is good news for real estate investors that are looking to rehab and resell (sometimes called a flipper, or fix and flip).
Currently, short sales executed through the HAFA program have a restriction on reselling a property within 90 days of closing.
After the February update, resale of the property is allowed after just 30 days. This allows investors more flexibility to purchase
properties for rapid improvements and quick, profitable sale. These investors can play an integral role in the real estate market, as in
most markets there is no shortage of properties that need to be repaired and returned to market.
One caveat remains, however, from 31 to 90 days, the resale price cannot exceed 120% of the HAFA short sale price.

NOON: Grab a bite on the patio of Tiny Boxwood’s. The beautiful café—set in a once-empty metal warehouse—sits adjacent to Thompson & Hanson nursery, giving patrons the feeling of dining in a secret garden. The grilled cheese and pesto sandwich is a fan favorite, as is the buffalo burger, though neither can hold a candle to Tiny’s signature chocolate chip cookies.
