Public sites such as Zillow and Trulia (referred to as third party sites) are often used for this information, but how can you know how accurate they really are? Well in my opinion, third party sites are best when utilized as a barometer as to what homes are selling for in a general area. Of course I can’t say this happens all the time but from my own very recent experience, I know they can post misleading information that may cause more harm than good when it comes to a sellers expectations as to what they’re home is really worth.
These third party sites often gather their information from sources such as tax assessor valuations and census tracts. Not to mention very limited home sales data with regard to the specifics of the physical home itself. Texas is a nondisclosure state so some information is not available to the general public via these sites. Also third party sites tend to have fewer restrictions which leaves an opening for the possibility of fraudulent listings.
So in short, these sites work well for what they were intended to do; to give a rough estimate of what your home may be worth on the open market.
