Buyers, Do you have questions about what a Home Inspection Is Or What it Includes? A home inspection is an objective examination of the physical structure and systems of the house, from top to bottom. Buying a home can be the largest single investment you might ever make. To minimize surprises and difficulties, you’ll want to learn as much as possible about the newly-built or existing house you want to purchase. By having the home inspected, you can identify any repairs or builder oversights. You will know more about the house and you can make your decision to purchase with confidence.
The standard home inspection includes the foundation, air-conditioning and heating systems, interior plumbing and electrical systems, the roof, attic, insulation, ventilation, walls, ceiling, floors, doors, windows and structural components of the home. Remember, houses are built by people. If there is a problem, it can be fixed by a person. So if the inspector identifies problems, it does not mean you should not buy the house. It means you will know what may be a concern and you can have it corrected if you wish. In some situations the seller will pay for repairs. The inspector should educate you on what the important things are for your investment and what some of the smaller things are that can be easily fixed after move in.
The board voted at the Jan. 24th board meeting to contract with the Greater Houston Pool (GHP) Management Company to open the pool from May 30th until September 5th.
Although during the past two years, the pool was opened during weekends of May and September, attendance rosters revealed low resident participation. The Association will save approximately $4000 by opening up the pool for the shorter season from Memorial Day to Labor Day.

COLLEGE STATION (Real Estate Center) – Some 10,628 existing single-family homes were sold in Texas last month, according to the most recent Multiple Listing Services (MLS) data compiled by the Real Estate Center at Texas A&M University. That’s a 2 percent increase over a year ago.
The median price was also up 2 percent from January 2010, at $139,100. There was a 7.3-month inventory.
January 2011 MLS data for many Texas cities (current as of today) are available on the Center’s website. Here is a sampling:

Cypress Forest Estates is a quaint, small community nestled close to I45 and Cypresswood Drive in Spring, Texas. In the highly sought after Klein School District, this neighborhood offers custom built homes, walking distance to the Elementary School, a pool, park, tennis courts, a work out gym. I have sold a couple of homes in this neighborhood and it really holds its resale value. There is very little turn over in this community. Located in Harris County, this neighborhood has had only two home sales since May 1, 2010. The average selling price was $182K selling at $74 per square foot. The average home sold was 2,450 square feet with four bedrooms and two and a half baths. They were built around 1992 and only spent an average of one and a half months on the market. Normandy Forest is a community with 530 families located just north of Houston, Texas in the Spring area. Normandy Forest is situated just 2 miles west of I-45, bordered by FM 2920 on the north, Spring Cypress on the south, and Falvel on the west. Amenities include a recreation center with a pool, beach volleyball court, full-size softball field, a scenic jogging trail with picnic areas, and two parks. Children of Normandy Forest residents attend Kreinhop Elementary, Schindewolf Intermediate, and Klein Collins High School. All three schools are within walking distance and have a Recognized accountability rating.
Normandy Forest proudly decorates stop signs for the holiday season and displays full-sized flags at every home in recognition of President’s Day, Memorial Day, Independence Day, Labor Day, in rememberance of 9/11, and Veteran’s Day. Since January of 2010, 8 homes have sold in Normandy Forest. The average year built of those homes was 2002 and the average selling price per square foot was $61.34. The average home sales price in 2010 was $188,500. It took those homes an average of 96.63 days to go under contract. The homes averaged at 4.25 bedrooms and 3,073.13 square foot.
Currently there are 18 active listings in the Houston MLS for Normandy Forest. Of those homes for sale, two have pools, only one are one stories, and 17 are two story houses. There are four houses currently pending under contract. (more…)
