Rules for Landlords are Changing

As of January 1, 2010 the rules for landlords will be changing.  The Supreme Court created a task force to write rules necessitatied by new legislation.  SB 1448 Task Force will submit draft rules to the Supreme Court so the court can promulgate the rules by the legislation’s January 1, 2010 deadline.  The bill that triggered the formation of this task force calls for amending rules of civil procedure.  No longer will a small claims court be prohibited from compelling a landlord to fix or remedy a situation for which the landlord is responsible to the tenant.  SB 1448 sets forth guidelines that the landlord/tenant experts will use to amend the rules.

Screening Your Renters

When landlords need to find renters for their investment properties, they call me to list those properties so they can find prospective renters without any hassle.  Sometimes they ask me to help them screen those rental applications.  As a Realtor, it is not ethical for me to screen the applicants, only to present them to the landlord.  The rental decision has to be that of  the landlord.  However, if you are a landlord and have rental applications you need to screen before renting your property, there is a company that might be able to help you.  I point my investor clients to Nextstep Tenant Screening located in Katy, Texas.  This is a company that offers:
